Is a building surveyor the same as an independent site supervisor?

They have different roles. The relevant building surveyor administers building-permit compliance and the required inspection process. An independent supervisor or consultant may review workmanship, coordination or the agreed scope under a separate engagement. Ask what each person is appointed to do, when they attend and what their written report does and does not cover.

How do I know which mandatory inspections apply to my work?

Read the building permit and confirm the listed notification stages with the relevant building surveyor. The applicable stages depend on the work. The builder must notify the surveyor when those stages are reached. Establish the communication and scheduling process early so work is not covered or progressed contrary to a relevant direction or permit requirement.

Can progress photos replace a mandatory building inspection?

No. BPC guidance requires mandatory inspections to be conducted in person by the relevant building surveyor or an appropriately authorised person. Photographs can support a project record and help someone understand an issue, but are not a substitute for that inspection. Keep the formal inspection outcome linked to the stage it actually covers.

Look for the inspection date, location, stage, scope and any access limitations. Each observation should identify the affected element and the next action, with photographs where helpful.
