What owners ask us most
If your question is not here, call or message us and we will answer it against your specific situation.
What kinds of work do you take on?
Construction and structural building works, architectural design, and interior renovation for residential and small commercial spaces — plus independent site supervision for projects that are already under way with another builder.
How is the price calculated, and can it change mid-project?
After site investigation and drawing coordination, compare the itemised scope, exclusions and allowances in the proposed contract. A fixed price can be affected by changes permitted under the contract and applicable law. Ask for the reason, evidence and effect on scope, price and timing in writing. A concealed condition does not automatically justify an extra charge.
How long does a project take?
A single kitchen or bathroom renovation typically runs 4–8 weeks, a whole-home renovation 10–16 weeks, and extensions or new builds 16–30 weeks depending on scale. You get a dated milestone programme before work starts.
Do I need a building permit?
Structural changes, extensions and new builds generally require a building permit; purely internal non-structural work usually does not. We assess this at the inspection stage and coordinate the drawings, energy rating and inspection sign-offs.
Can I stay in the house during the works?
Usually yes for partial renovations — we install dust barriers, protect floors and plan the site access route. Where mains services need isolating or demolition is extensive, we tell you well ahead which period requires you to move out.
Is there a warranty after completion?
Yes. Handover includes a completion checklist and a written workmanship warranty. Materials and appliances carry their manufacturer warranties, and you keep a named contact for any follow-up.
Can we communicate in Mandarin?
Yes. Our project managers work in both English and Mandarin, so drawing walkthroughs, quote breakdowns and weekly progress reports can all be delivered in Chinese.
Which areas do you service?
Metropolitan Melbourne, with most work in the south-east, east and inner suburbs. For locations further out, just ask when you get in touch.
